The question on everyone's lips... How much does it cost to build a modular home?
Well, it's not an easy question to answer because pricings genuinely operates on a case by case basis. Seriously.
Different designs, sizes, finishes, site locations, site difficulties are all contributing factors we need to delve into to provide an exact quote for your modular home cost.
But, don't stress - we can definitely provide you with the expected range before getting into the thick of things.
We can only provide an accurate quote for your project after a survey has been done of your site and concept of design has been drawn up. Till then, we can only provide you with a ballpark estimate.
Some other things to consider the cost of a modular home is site access, type of block (slopey, flat, rural etc), nature of the project (multiple dwellings, dual occupancy, apartments etc...) and whether you want us to look after everything from A-Z or only certain aspects of the overall project.
We have done a single residential home project between the $250-800K price bracket in 2019. So it's fair to say, the cost of a modular home can be difficult to ascertain, but in general, the more modules (size) you use for your project, the cheaper it becomes. We would recommend using at least 4x (30sqm) modules to tap into the cost-effective side of production and install.
See the example below of a 4x module design (120sqm) - 2x downstairs, 2x cantilevered upstairs. This is a smart use of space which creates a marvellous master balcony area. And a chill area/deck beneath. (Usually 3-bedrooms):
Typically, for a single residential home our prices work out to be around $2200-$2500 per m2 - that is all the way from design to handing you the keys 🔑.
Dwellie is placed somewhere in the middle of the modular home market. Some companies charge $3000-5000 p/s/q/m, some charge less than us. We aim to strike a balance between a high-quality home and a fair price.
